Most investors are familiar with the traditional ways to invest in real estate. Tried-and-true property classes like purchasing an income-producing office building or a multifamily unit have well-known risk and return profiles. That makes them easily understood investment opportunities for beginning investors.

However, there are many other ways to invest in real estate. One of the more progressive methods is medical-use cannabis facilities as well as other types of hemp real estate entities. This emerging property class, which overlaps the healthcare, industrial, and farmland real estate sectors is quickly catching the attention of many. 

Black Men Succeed Magazine sat down with Tariq Khan, founder of Hemp Real Estate Investments, Inc.,  to learn more about real estate investment as it relates to the Hemp Industry specifically.

Tell us more about HREI and its mission 

Hemp Real Estate Investment, Inc. (HREI) is an investment vehicle used to acquire commercial real estate properties to be used for entrepreneurs in the hemp industry. The purpose is to leverage commercial properties to create appreciation by acquiring, leasing, developing, managing and selling for the purposes of maximizing investors' returns. With the new legislation in Georgia and the passing of the Farm Bill, HREI believes this is a prime market for strategic commercial investments. HREI is now offering exclusively on Fundanna.com, the first Reg CF+ portal dedicated exclusively to the cannabis businesses in the United States.

Now that the Farm Bill has passed, I am truly on the breaking ground of innovation in the real estate industry. I am creating a shared ecosystem of access and opportunities in the hemp industry with HREI and the foundation our team and advisors  are building. We have initially rolled out in the Atlanta market but our goal is to scale throughout the US with real estate driven shared office space. 

What inspired you to bring HREI to fruition?

When I launched Hemp Real Estate Investment, Inc. it was  created to invest in cannabis businesses and entrepreneurs in order to bolster higher levels of inclusive access for participation in the cannabis industry. HREI, Inc. stands at the forefront of setting a new precedent with this Reg CF+ offering and allowing the public to invest in equity therefore creating more investors and increasing ownership. Now, the market sees that it is possible for cannabis cultivation companies to raise important growth capital. This creates a pathway to legacy creation and cultivation. I wanted to create an investment opportunity that is non-plant touching but more focused on hard assets which led us in the direction of commercial real estate. Through strategic partnerships we have identified great deals and leverage those to create value. 

My vision for Hemp Real Estate Investments, Inc. is being able to create a new investment platform for marginalized communities that want to get into the cannabis space but have a more conservative risk appetite. HREI Inc, mitigates risk in the form of not just investing in a commodity but tying it in with a more sustainable investment such as real estate. My driving force with this venture is to create wealth, create jobs, and create more opportunities for people of color. Our communities have suffered the most in regards to life trajectories being changed in these communities for millions of people by former cannabis policies, and now so many entrepreneurs of color are being locked out of the access for opportunities to tap deeper into what the cannabis industry provides. With HREI Inc., we will create opportunities that start to level the playing field and to see our people win.

Why did you choose to do an equity -based  crowdfunding campaign for HREI?

HREI will provide “state of the art” commercial real estate shared office space and R&D space for entrepreneurs in the Cannabis industry. By leveraging Atlanta as a hub for global business and the unique climate for business success, HREI will provide a unique environment for everything Cannabis. We wanted to bring this opportunity directly to the culture. 

I was birthed out of the movement of the Nation of Islam in the 70’s, which always encompassed a ‘do for self’ approach and a building on cummunity was the fabric that tied the movement together. I am using that same model and collective thought that was instilled in me as a young man to continue to build through collective economics. 

HREI will build tangible value through hard assets (equipment) and real estate. The low-risk participation in a billion-dollar sector, and the retention and valuation growth of a hard asset that can be quickly and easily repositioned if needed. We are high growth, low risk, and legislation immune. 

Commercial real estate in Atlanta is on an upward trend, thanks in part to an increase in trade from the nearest Savannah seaport. As a result, Atlanta is serving as one of the main hubs for new businesses. This has led to a boom in commercial real estate markets around the region. Besides being the state capital, Atlanta has also been a catalyst for economic growth by providing services such as being a major checkpoint for the distribution of goods across the country.

We are creating jobs, hiring from the community and creating an ecosystem to replenish the community. We are diversity led and it shows up in every area of our business. 

Can you tell us more about your backstory?

I have previously served as CEO of TKD Worldwide, LLC a privately held global retail branding and sourcing company where Khan oversaw all domestic and international operations for multi-million dollar organizations. He believes in the power of walking an idea from creation to implementation and specializes in design, sourcing, sales, development, manufacturing, and branding. He has developed equitable and scalable relationships with financial partners in China, Italy, Japan, and Korea. Over the course of his 25 years of experience, he has been part of influential teams that have gone on to do over $15 million in sales. I am known to be a very calculated risk taker. 

Any last words that you would like to leave our readers?

HREI is leveraging history and relationships to build businesses and create jobs for the next generation in an industry that has tremendous growth potential.
